Some homes possess the rare ability to stir an emotion from the very first moment.

Sheltered from the bustle of the city, in one of Avignon’s sought-after residential neighbourhoods within the historic city walls, this exceptional residence of nearly 400 sqm embodies a distinctive art of living, where timeless elegance meets the gentle charm of Provence.

From the moment you step inside, the appeal is immediate. Beautiful cement tiles, marble fireplaces, delicate mouldings and a magnificent staircase bear witness to the home’s rich heritage, lending each space its own character and soul.

The generous, inviting reception rooms provide an elegant setting for entertaining. A study, library, living room and dining room form a harmonious ensemble, while the welcoming kitchen, featuring a range cooker and a large central island, strikes the perfect balance between period charm and contemporary living. It opens onto a terrace that leads naturally down to the garden, inviting you to enjoy outdoor dining and leisurely moments throughout the seasons.

Upstairs, the principal suite features a full bathroom and dressing room, while two spacious bedrooms, each with its own period fireplace, share a shower room, offering comfort and privacy.

On the top floor, a generous bedroom tucked beneath the eaves has been designed as a self-contained living space, complete with its own sitting area and shower room, creating a charming and secluded retreat.

Outside, the 550 sqm garden offers a rare sense of tranquillity in the heart of the city. Beneath the majestic canopy of century-old plane trees, surrounded by Mediterranean planting, time seems to stand still. The swimming pool and its adjoining terrace, with ample space for sun loungers, invite you to savour the warmth and gentle rhythm of Provençal living in a private, sheltered setting.

A spacious double garage of approximately 100 sqm completes the property, offering particularly interesting potential for future development.

A truly characterful and timeless family residence, where the history of the property, its generous proportions and beautiful garden combine to create an exceptional lifestyle.

A discreet and sought-after address for those dreaming of a timeless family home in the heart of Avignon.
